How Tanya and Ivan bought a studio apartment in Playa del Carmen completely remotely
Tanya and Ivan had never been to Playa del Carmen before. One day, their friends, who had previously bought a seaside apartment from us, showed them photos and videos from their vacation and inspired them with their example. Visiting was difficult: the children were in school, vacation time was limited, and they didn't want to spend several thousand dollars just on a flight from Canada.
During a call, Tanya said something that immediately became key: "We're tired. We work all the time. We want to relax more and see the sun."
Since they couldn't pay the entire amount upfront, we began searching for a reliable property under construction with a convenient payment plan. We selected several options and had a video call: we looked at completed studios from the same developer, and we sent them videos of the area and the road to the beach so Tanya and Ivan could get a sense of the place.
We signed the contract completely remotely: electronic signatures, consultations every step of the way. They began making payments smoothly, without breaking the family budget.
Two years later, they flew to Mexico for the first time to get the studio. Their reaction was precious: "It's even better in person than on video."
The studio is now successfully rented out. Tanya and Ivan will soon be flying here for vacation. The price has increased 36% over two and a half years. The initial purchase price was $125,000; now it's worth $170,000.

Apartments in Cancun's hotel zone are often over 30 years old and were purchased long ago, so when selling, we encounter family stories and situations that initially seem difficult to resolve. A case study from Yulia's practice illustrates this well:
"I was approached by a family that had owned and rented out an apartment in Cancun at a beachfront hotel for many years. The property was registered to the parents, who were already over 70. When the father passed away, his adult children became heirs under a fidelity trust. The family lives in the United States, and we were faced with the task of properly organizing the paperwork so that the children would inherit the property and the elderly mother wouldn't have to travel to Mexico to sign the contract. We drafted an international power of attorney, which complies with Mexican law, and provided comprehensive support throughout the entire process."
The buyer was a Mexican citizen, a businessman from one of the country's major cities. He said, "I've dreamed of a view like this for so long." He bought the apartment primarily for himself and his family. Now they spend a lot of time there. But he also occasionally rents it out to tourists; it would be a shame not to rent out such a beautiful Oceanfront property.
Time flies. Real estate prices are rising.
These two simple truths are best confirmed by the real-life stories of Yulia's clients.
"In 2016, my client bought an apartment in Cancun's new Long Island development for just 1.6 million pesos. It was a completely new area, on the outskirts of the city, and on the new Avenida Huayacan. There were a lot of empty lots around, and few believed the area would become attractive.
Nine years have passed, and today the apartment is worth 2.7 million pesos. It has two bedrooms and two bathrooms, and it's consistently rented out long-term. The apartment is constantly in use, generating regular passive income. Today, rent there is 23,000 pesos per month with an annual contract.
And the neighborhood has literally been transformed during this time. The city has grown, the infrastructure has improved, and today the apartment is no longer "on the outskirts" but in the very center of a rapidly developing area. The city has practically reached the airport.
